Why Knoxfield Drains Are Slow to Recover

Ask most people where Knoxfield is and they will point at Knox City shopping centre or the Civic Centre. Both are actually just to the west, in Wantirna South. Knoxfield itself is the quieter block of land behind them: a residential grid, a substantial industrial and business belt, and postcode 3180 covering this suburb and nothing else. There is no railway station.

The thing that shapes drainage here is not the housing. It is the shape of the ground. Knox Council's own environmental assessment describes the position precisely: the area "lies in a broad, very shallow valley draining westward, between the more major valleys of Blind Ck and Monbulk Ck. The slopes are very shallow (<5%) and the elevation range is 70–81 m."

Eleven metres of relief across a suburb is almost nothing. Drainage works on gravity, and where the surface is nearly flat the pipes underneath are laid at close to their minimum permitted grade. Water in a minimum-grade pipe travels slowly and carries very little with it. Grit, fat, wipes and storm silt that would be swept along in a steeper line instead come to rest and start collecting. That is why Knoxfield produces a particular kind of call: not a sudden dramatic blockage, but a drain that gets a bit worse every year until one day it stops.

Drain Relining in Knoxfield โ€” Why It Fits This Suburb Better Than Most

Relining is often sold as a premium option. In Knoxfield it is frequently just the sensible one, for three specific reasons.

First, the ground is flat. A line with minimal fall punishes every defect in it. A joint that has dropped a few millimetres somewhere with good grade will still self-clean. The same drop in a Knoxfield line creates a low spot where water stands, solids settle and the blockage rebuilds itself in the identical place. Clearing removes the deposit. It does not remove the dip or the crack that started it.

Second, a great deal of Knoxfield drainage runs under things nobody wants to dig up. The industrial and business area here has drainage beneath concrete slabs, loading aprons, truck hardstand and staff car parks. Excavation there is not just the trench, it is saw-cutting, spoil removal, reinstatement, traffic management and days of restricted access while a business is trying to trade. A liner goes in through existing openings and leaves the surface untouched.

Third, the wider network is under pressure. Knox is currently consulting on its future stormwater strategy and has published a figure worth reading twice: "We have 97km of very small 100mm diameter pipes that needs to be upgraded to pipes that are three times wider (300mm diameter)." Ninety-seven kilometres of undersized pipe is a long-term public works program, not something that changes this winter. Meanwhile the private lines feeding into it are the part an owner actually controls.

How it works in practice: a resin-saturated liner is drawn through the failed length, inflated hard against the host pipe and cured in position. Cracked barrel, open joints and root entry points all end up behind one seamless new wall with a smoother bore than the original had. Rainwater and wastewater are meant to run in entirely separate systems. One of the more common faults we find on a Knoxfield camera survey is the two joined somewhere they should not be, usually a surface drain or downpipe discharging into a wastewater line. What to Do in the First Ten Minutes

  1. Stop every source of water into the system. Taps off, showers off, and be strict about the washing machine and dishwasher, which discharge a large volume in a single burst and will overwhelm a line that was only just coping.
  2. Go outside and look at the lowest grated fitting near the building. That is the overflow relief gully, deliberately positioned lower than any fixture indoors so a surcharge escapes into the garden instead of a bathroom. If it is running, it is protecting the house. Keep it clear, keep it uncovered, and never build over it.
  3. On a commercial site, isolate the affected area and get people away from it. Waste water on a working floor is a slip and contamination issue before it is a plumbing one, and photographs taken at that point are useful later for insurers and for any trade waste discussion.
  4. Look at your surface pits if it is raining. On flat ground a grate covered by leaf litter or a plastic bag stops working entirely, and clearing one takes a minute.
  5. Do not pour anything caustic in. It will not touch roots or set fat, and it leaves a hazardous pool sitting in the line for whoever opens it next.

Signs a Knoxfield Drain Is Failing

  • Gradual, year-on-year slowing rather than a sudden stoppage. The classic flat-ground pattern, and it usually means settled material rather than a single obstruction.
  • The same section blocking repeatedly even after a proper clean. That is a defect holding water, and it is the case for relining.
  • Noises moving between fixtures. See gurgling drains.
  • Standing water in a yard or car park long after the rain has finished. With so little natural fall, a restricted outlet shows up as water that simply sits.
  • Odour that comes and goes with the weather. See why drains smell.
  • Sediment or grit visible in a pit when you lift the lid. Silt is the local currency here and it accumulates quietly.
  • A grease arrestor needing pumping more often than it used to. Usually the line downstream, not the arrestor.

Drainage Services We Provide in Knoxfield

The Riddell Drain, Lakewood's Retarding Basin and a Valley Without Much Fall

Knoxfield has something almost no other suburb we service has, which is a named drain and a named retarding basin in the same reserve, documented by the council itself.

Knox Council's Sites of Biological Significance in Knox assessment for Site 43, Lakewood Nature Reserve, records that "The Riddell Drain has been dug along the valley floor, flowing west-northwestward into the reserve's 3.3-hectare lake. The lake is within a flood retarding basin and has a normal depth of 2 m." The reserve covers 18.05 hectares and its listed functions include "stormwater management and flood mitigation".

The lake was constructed between 1976 and 1979. The smaller dam on the site "is now filled almost solely by stormwater from the nearby residential area" and "is managed as a stormwater treatment wetland, subject to periodic excavation to remove silt", having been de-silted during the 1990s and again in 2001. The site's listed threats include, in plain words, "Silt build-up in the lake." The land itself has a working past: the reserve "was part of the Scoresby Horticultural Research Station until the 1980s."

๐Ÿ“ Why any of that matters at your back door. A retarding basin is not a drain, it is a brake. Its entire purpose is to hold water back so the system downstream is not overwhelmed, which means during heavy rain the receiving end of the Knoxfield network is deliberately full and deliberately slow. Add a dug drain running along a valley floor with barely any grade, and silt that Council has had to excavate more than once from its own wetland. Your private stormwater line is at the top of that same chain. If it is even partly restricted, it has nowhere to push its water at exactly the moment you need it to.

None of this is a fault in the design. It is how flat-country drainage is supposed to work. But it does mean the margin between a stormwater line that copes and one that backs up is narrower in Knoxfield than it is on a hillside suburb, and it means clearing the silt out of your own pits and outlets before winter is time genuinely well spent. What Knox Council Is Planning Underground

The Draft Stormwater Asset Management Plan 2025-2035 opened for consultation on 8 September 2025, and it is a meaningful shift. It replaces the Drainage Asset Management Plan 2010, which Knox describes as "limited to drainage pipes and pits". The new plan covers wetlands, stormwater tanks, tree pits and raingardens as well, which is an acknowledgement that a modern drainage network is not just a set of buried pipes.

Knox lists its challenges as "ageing infrastructure, climate change, extreme weather, flood risk and increase infill development". Infill is the one homeowners feel first. Every additional roof, driveway and paved courtyard on a street sends water to the same pipe that was sized before those roofs existed, and the older residential lines beneath Knoxfield were not laid with that in mind.

The practical takeaway is not alarming, it is just realistic. Public capacity upgrades happen on a decade timescale. Whether your own line is clear, correctly graded and structurally sound is something that can be settled in an afternoon.

New Wetlands on Burwood Highway, and Knoxfield's Share of Blind Creek

On the corner of Burwood Highway and Scoresby Road, Development Victoria is redeveloping a 19.2 hectare site at 609-621 Burwood Highway, the former horticultural research land, for around 400 homes with roughly ten per cent affordable housing. VCAT directed in 2024 that the subdivision and wetlands permits be granted. Wetland works are expected to begin in 2026, with completion expected in 2033.

The drainage rationale is stated openly in the project material: "The new wetlands will improve the health of local waterways, including Blind Creek by ensuring the proper treatment of stormwater, which is not currently happening through the artificial dam."

Two things follow from that for a Knoxfield property owner. One, this is a live construction catchment for years to come, and construction catchments generate sediment. Fine material washed off exposed ground travels into the surrounding drainage network and settles wherever the water slows down, which in this suburb is almost everywhere. Two, when a public authority states plainly that stormwater treatment is not currently happening properly at a site, it is a fair reminder that everything reaching a waterway from a residential block passes through pipes and pits nobody inspects unless the owner asks for it.

Corhanwarrabul Creek and the Industrial Southern Edge

Knoxfield's southern boundary is Corhanwarrabul Creek, running below Ferntree Gully Road, with flat waterway land beyond it that has long carried industry. The suburb's manufacturing history includes Unifoods, formerly Rosella foods, and food processing leaves a distinctive drainage legacy: fat, oil and grease loads that ordinary residential pipework never has to deal with.

There is a design difference here too that is worth knowing if you own or lease a commercial property. Knox applies a higher drainage standard to commercial and industrial development, a 10-year ARI level of service, against 5-year ARI for residential. A more demanding standard is not the same as an immunity. It means the system was designed to handle a bigger event, and it also means that when an industrial line does block, the volume behind it is correspondingly larger and it arrives on a hard, sealed surface with nowhere to soak away.

The jobs we see along this edge of the suburb are grease arrestors that have gone past their service interval, trade waste lines carrying solids they were never meant to, oil and silt separators in truck yards, and car park pits that have quietly filled with sediment and rubbish over several seasons. From 400 Residents to a Suburb: How Knoxfield Got Its Name

Knoxfield is a young name. The Shire of Knox was created in 1963 by severance from the Shire of Fern Tree Gully, taking its name from Sir George Knox, Speaker of the Victorian Legislative Assembly from 1942 to 1947. The suburb was named shortly afterwards.

Victorian Places records the early scale of it: "When first formed Knoxfield had about 400 residents on semi-suburban subdivisions. By 1970 the estimated population was 4000." The census counted 6,593 residents in 2001 and 7,140 in 2011.

That trajectory explains the pipework. A suburb that went from semi-suburban blocks to four thousand people inside a decade was drained in stages, by different developers, to the standards of the day. Older sections carry earthenware laid in short jointed lengths, and joints are where roots get in once anything has moved. Later sections are PVC, which does not crack the same way but is entirely capable of being laid with a dip in it or being crushed by later works. The junctions between one era of pipework and the next are where a camera most often finds trouble, and on flat ground those junctions are also where flow is weakest.

South East Water, on 132 812. That catches people out, because plenty of the outer east is Yarra Valley Water territory and it is easy to assume Knox is too. It is not. Knoxfield sewer goes to South East Water. Stormwater in the street is the City of Knox on 9298 8000, and the drainage between your fixtures and the boundary is yours.

Because there is very little fall here to move it. Knox Council describes the Knoxfield area as lying in a broad, very shallow valley draining westward, between the more major valleys of Blind Ck and Monbulk Ck, and records that the slopes are very shallow at under 5 per cent with an elevation range of 70 to 81 metres.
